Villa Staging and Redesign specializes in using what you already have to transform your home into what a buyer is looking for (Home Staging), or a refreshed space that perfectly reflects your family’s style, needs and comfort for when you want to stay (Redesign).

Staging Consultation

$150 - CONSULTATION for homes up to 3,000 sq. ft. (up to 2 hrs)

$250 - CONSULTATION for homes between 3,000-5,000 sq. ft. (up to 3 hrs)

We start with a phone interview so I can gather some basic information before the appointment.
On the day of the consultation we will first sit down and discuss your home, expectations, and goals you have for selling your home and payment is collected.
Next, I will on my own, go around the exterior of the home to access the curb appeal, gathering first impressions, taking notes and photos. Afterward, I will do the same for the interior of the home.
Then we walk the property together approaching each area like a buyer would looking through a buyer's eyes. I will explain my notes, suggestions and recommendations.

Any additional hours required reverts to a $100 hourly rate

Staging Consultation with Written Report

$300 - CONSULTATION with DETAILED STAGING REPORT - up to 3,000 sq. ft. (total square footage must include finished basements)

$500 CONSULTATION with DETAILED STAGING REPORT - between 3,000 - 5,000 sq. ft. (total square footage must include finished basements)

The detailed report not only tells you what to do for each area of the home inside and out, it includes tips on how to organize your cabinets and closets.

Using a photo-filled, detailed staging checklist, I will able to prepare a proposal for staging from todays consultation based upon our conversation, your home's needs, your budget, and your time constraints.

Staging and Redesign

$400 - Staging and Redesign for homes up to 3,000 sq. ft.

This staging service is all about rolling up our sleeves and physically staging the main areas of the home based upon the Staging Report recommendations.

You will see HUGE transformations using what you have to make the most of each space!
I will bring in a few staging accessories in order to give you a visual shopping list and get higher impact photos.
Together we will work for up to 4 hours in the home and I will photograph the transformations.
As an added bonus I also include my "Open House/Showing Checklist" to completely prepare you for each day your home is on the market after the staging has been completed.

(Up to four hours in the home with any additional hours reverting to a $100 hourly rate)

Vacant Staging and Redesign

VACANT HOME STAGING NEEDS

After you have had the furnishings delivered, the Staging and Redesign Fees above will apply.

Home's that are empty are in special need of staging and the choices are unlimited! We provide options to include assistance with the rental of furnishings or personal shopping for items that will become part of your permanent collection.

Starting with a home assessment, I deliver a proposal that provides a good, better, best option to fit every budget.
I will assist you with making the best choices to impress a wide variety of buyers.

SHOPPING

I am an EXPERT SHOPPER who can save you tons of time and money because I know WHERE and WHAT to shop for.

I will try to work with what you already own as much as possible but in some cases I may propose purchases or rentals to complete the look. I am happy to assist you with this and will add this to the proposed service recommendation if it's necessary.

Fresh FLORAL DESIGN

As a certified floral designer since 2004 I have created hundreds of beautiful arrangements to compliment any space inside or out. Flowers and plants bring a fresh feeling and life into the home. Sometimes you just need a touch of green. I can help you find the perfect green companion to make your home feel cozy and inviting. I believe plants and flowers are essential to any great design.

Costs can be included in your staging proposal.

Cancellation Policy

Should you find it necessary to cancel your appointment, please do so at least 36 hours before your scheduled time. Failure to give 36 hours notice of cancellation or "no show" for an appointment may result in 50% of the scheduled service being billed to your account.
